What is a Electrical COC

A Certificate of Compliance (COC) is a document from a qualified electrician that shows the electricity in your home is safe and complies with the law. 
Without a valid COC, insurance may not pay if an electrical fire happens, and you can’t legally sell your house. 

At INC Unlimited, we make sure the inspection is done right and a legitimate COC is given. 
Homeowners should always request an inspection by a registered electrician to guarantee a safe, hassle-free transfer and avoid unexpected electrical issues.

What is the cost of a COC

The cost of a Certificate of Compliance (COC) depends on the condition and size of your electrical system, since the full extent of any issues can only be determined during an inspection. INC Unlimited follows a transparent process to keep everything fair and clear.
Cost breakdown:
  • A full electrical inspection usually costs between R1,250 and R2,800 (VAT included), depending on the property size.
  • Any repairs needed to bring the installation up to standard are quoted after the inspection.
  • If you need the original COC mailed, there’s a one-time fee of R115 (VAT included).
  • Travel outside a 30 km radius from Grove Mall, Lynnwood Road, is billed at R5.50 per km (VAT included).
Important notes:
  • Inspections are done during normal working hours: 8am–5pm, Monday to Friday.
  • Electricity will be turned on and off during testing; please switch off sensitive devices like computers or servers, as we are not responsible for any damage if left on.
  • A live electricity supply is required; inspections cannot be done during load-shedding.
This way, you only pay for the services needed, while making sure your property’s electrical installation is safe and fully compliant.

How long is a COC valid

The general rule is that a COC is valid for two years, but if a long time has passed or you’ve made changes to the electrical system, you may need a new one to show it’s still up to standard.

What does a COC inspection entail

During an inspection, a qualified electrician tests and checks many parts of your electrical system, including:
  • Visual inspection of circuits, labels, and overall condition
  • Prospective short circuit tests
  • Bonding to sockets, water pipes, and light points
  • Elevated voltage on the neutral
  • Every socket outlet
  • Earth loop and earth leakage tests
Only after all tests are completed can a report be compiled, detailing any non-compliance issues, along with a quotation for repairs if needed. Once everything meets the required standards, the valid COC can be issued.

INC Unlimited – COC Inspection & Repair Terms

  • Safety Standards: All inspections and repairs follow legal safety rules (SANS 10142).
  • Inspection Fee: You are responsible for paying the inspection fee, even if no repairs are needed.
  • Small Repairs: If the repair is simple and costs under R500 (excl. VAT), we may fix it right away. You will be charged up to R500.
  • Larger Repairs: If repairs cost more than R500 (excl. VAT), we’ll send you a report and quote first. Work only starts once you approve the quote.
  • Booking Work: Repairs are booked after the inspection fee is paid and the quote is approved.
  • Deposit: For some repairs, a deposit may be required before work begins.
  • COC Handover: Your Certificate of Compliance will only be given once all payments for inspection and repairs are made.
  • Equipment Safety: Please switch off sensitive devices (computers, servers, etc.) during the inspection. We are not responsible for any damage if left on.
  • Payment: Payments must be made using our accepted methods.
  • Changes to Terms: We may update these terms at any time.
